The Planning Process

Once appointed, we'll reconfirm your requirements and carry out a full survey of the existing building and draw up a set of scaled plans and elevations.

A draft set of proposed plans and elevations are sent to you for approval while the associated documentation and the planning application forms completed. As soon as you have approved the plans, all of the drawings and documents are submitted on-line together with the payment of the Planning Application Fee.

The Planning authority validate the submission, then start the consultation process.  This takes between 10-12 weeks. 

Note, Planning approval is not guaranteed, but with careful planning and consideration to the surrounding environment, the chances of success are higher.

Permitted or Lawful Development

There are generous permitted or lawful developments available until May 2019, via a neighbour consultation scheme which takes 6-8 weeks.  Plans and certain details are still required for this scheme, but it is free to apply.

This scheme only applies to extensions constructed in a similar appearance to the existing building and has limitations.  There is more information on the Planning Portal website with some useful interactive guides;
